With 6 bedrooms and sleeping for up to 18, Villa
KokoBeach is ideal for a large family vacation 'Riviera Maya' style.
That means outdoor living with large doses of sun and water.
Top that off with a visit to near by ancient Mayan
ruins, a swim in a sacred fresh water cenote, a day at a natural
water park, plus a little shopping for local handicrafts and you
have a relaxing, yet full, weeks' vacation on the Mayan
Riviera.
The soothing cool white and blue
exterior colors of the home meld perfectly with the hues warm clear Caribbean
waters. The large oceanfront pool has a seating area to
perfect for relaxing while you take in the view and there is a shallow end
which is ideal for the
kids. A covered patio area just off the dining room invites
casual outdoor dining. Hammocks under a thatch roofed palapa are
perfect for a mid day nap. A private man-made sandy area at the waters edge is a
perfect play area for the young ones or lounge area for sun
worshipers. Snorkeling in front of the
villa is good, but access to the ocean requires foot protection and
calm conditions. The closest sandy beach is less than a 5
minute walk away.

KokoBeach consists of a main house with
4 bedrooms. For larger groups a self contained penthouse and an
attached studio are also available.
This set up not only provides plenty of space for a large group to
spread out over, but it offers the opportunity for privacy and some
alone time should someone want it.
This home is owned by a large family
who enjoys time spent here and this is evident everywhere.
Family photos, children's art projects, numerous toys and
kids' furniture all contribute to the warm and friendly family feel of
the house.

A large kitchen with central island and counter opens up into a
dining area with lounge area off to the side. There is a table
with seating for 10 plus counter top seating for 6 more. The
entire frontage is comprised of glass sliding which creates a bright
space indoor and
allows for easy flow of movement from inside to out.
The
den/lounge area flows right off of the dining room. It ,too, is
fronted with glass, providing plenty of light and no lost opportunity
to enjoy the view. A wrap around couch, comfy bean bag chairs
and a TV with satellite programming, as well as a DVD player, CD player and small library of books and games make this a relaxing area to
hang out. There are some DVD's and CD's at the villa, but we
recommend you bring your favorites with you.

There is off street parking for 2
vehicles. A grassy lawn with winding path lead up to a covered
entrance way. On the left, as you approach the villa, there is
a self contained
ground floor studio apartment. Upstairs from this is another
self contained suite, referred to as 'the penthouse'. These 2 rooms are
made available for larger groups.
The penthouse has a bedroom fitted with
a King bed and a double futon. This bedroom has a jungle view
and
attached bathroom with shower. The living room has partial
ocean view, and there is a small terrace, a small kitchenette and Queen and Single
sofa beds. There is also a TV with DVD. (see 2 photos below)

The studio faces the garden and has a King size
bed, plus 2 double futons which can be used as beds. There is a
small kitchenette, TV with DVD player and attached bathroom.

The main villa has 4 bedrooms. The first is spacious and
located off of the kitchen. It has a small sliding glass door
which provides a partial view of the ocean, a private sitting area and
outdoor access. This bedroom has a King bed, sofa/bed, crib, an
attached bathroom and TV with DVD player. Also ,on the ground
floor with access to the pool, is a bright bedroom with 2 Queen beds,
bath, TV and DVD player. Above this is the Master bedroom with
King bed, attached bathroom with tub, TV and DVD player. The 4th
bedroom is rather small with twin beds. This would be ideal for
kids who want to be near the parents Master bedroom.

Akumal, where this villa is located, is
considered a prime vacation destination. Within 5-15 minutes
walk of the villa are two nice sandy beaches, various restaurants,
beachside bars, internet cafe, bakery, dive shops, fishing charters,
massage studio, convenience stores, pharmacy and numerous shops
displaying a wide variety of local handicrafts. For information
